Summary of Responsibilities The leasing agent is responsible for residential leasing functions and accountable, as a team member, for yielding an exceptional living and/or parking experience at an Urban Sites property.

Essential Job Functions Respond timely to requests from potential tenant for showings or other inquiries.Schedule + perform apartment showings and follow up with prospective tenants after property tour.Process rental applications in accordance with policies and procedures + see new tenants through the lease and move-in process.Sign leases and renewals with the goal of increasing occupancy, retaining tenants and meeting all financial leasing goals all while strictly following fair housing laws.Responsible for all property marketing on company website, social media outlets and other channels.Manage the key room ensuring proper inventory levels + security and organization to ensure smooth move-in/out.Assist the director in the development of the annual budget + quarterly variance reporting to management.Perform regular market studies for existing neighborhoods + potential growth areas, summarize findings and communicate to management.Develop an annual residential experience survey, analyze results and make recommendations to management.Collaborate with internal resources to achieve property management + company wide goals.

Position Requirements Ability to clearly, effectively and professionally interact with tenants, peers and supervisors to produce solid + timely results. Maintain positive and attitude when dealing with issues as they arise.Consistently exhibits a sharp eye for detail, maintains neat work area + highly organized.Proficient in identifying issues, solving problems and dealing with them directly.Ability to perform time sensitive tasks concurrently and meet deadlines in a fast paced environment.

Qualifications and Experience

College degree or equivalent .Successful experience in leasing and/or property management role.Ohio Real Estate License (or in process) + Kentucky Real Estate License a plusExperience with apple products, property management software + social media platforms

(Facebook, Instagram, etc.)Familiarity with OTR and a willingness to get engaged in the community.

Physical Demands Moderate physical effort required to sit, stand, bend, lift, walk and climb stairs. Maximum unassisted lift is25 lbs. with average lift less than 10 lbs. Ability to use a computer (keyboard + monitor) and ipad, communicate verbally, both in person and on the telephone, light travel from/to properties, attend meetings and interact with vendors as well as work indoor + outdoor during all seasons.
