JOB SUMMARY: Under general supervision this position is responsible for providing preventive maintenance and repair in areas such as HVAC, major appliances, electrical, plumbing, carpentry, drywall, painting etc., in order to assure that homes are maintained in good condition. The focus is on those tasks that will require basic to intermediate skills and knowledge of residential building maintenance.

MAJOR TASKS AND RESPONSIBILITIES: This list is intended only to illustrate the various types of work that may be performed. The omission of specific statements does not exclude them from the position if the work is similar, related or logical assignment to the position.

1. Become a knowledgeable resource for incoming Muckleshoot Housing Authority Maintenance Mechanic I’s to draw and learn from.
2. Train new entry level Muckleshoot Housing Authority Maintenance Mechanic I’s on a variety maintenance tasks.
3. Receives written work orders or verbal instructions from supervisor and schedules weekly home repair work with priority based on health and safety.
4. Perform basic level maintenance service such as, electrical, heating and air conditioning repairs, appliance repairs, plumbing etc.
5. Perform basic to intermediate general carpentry, painting, roofing, tape and texture, wall and baseboard preparation, and sheetrock patching.
6. Obtain necessary supplies and turn over vacated residential homes. Ensure repairs are completed in a timely manner for new resident occupancy as directed. Performs a wide range of maintenance and repair tasks such as plumbing, carpentry, and electrical, including replacing worn or defective parts such as switches, fuses, and pipes.

7. Installs, replaces or adjusts filers, light bulbs, ribbons, belts and similar objects. Patches and repairs roofs, walls and flooring, and applies weatherization materials.

8. Drives truck and maintains a wide variety of hand and power tools and other supplies on board. Cleans equipment using appropriate materials and ensures all tools are in good operating order.

9. Operates power driven machinery and/or equipment. Clean work area, tools and equipment, care and maintain equipment owned by Muckleshoot Housing Authority and/or Muckleshoot Indian Tribe.

10. Call vendors and warranty personnel when corrective action is needed beyond department’s capabilities.

11. Be available to work on call rotation. Respond to emergency situations and take proper corrective action. Able to work overtime if required.

12. Uses safety work practices must be able to occasionally lift, push, pull and move equipment, supplies etc. over 75 pounds. Assure safety standards comply with all tribal, local, city, state and federal guidelines.

13. Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees especially in stressful situations.

14. Communicate effectively with team members and management to resolve resident and facilities issues.
15. Perform all other duties as directed by the supervisor and assist the overall team effort in any way possible.

EDUCATION, EXPERIENCE AND TRAINING FOR POSITION:

  • Graduation from a high school or equivalent.
  • 5-7 years of related work experience.

SPECIFIC SKILLS/KNOWLEDGE/ABILITIES REQUIRED FOR POSITION:

  • Ability to adjust and set HVAC thermostats and replace filters.
  • Ability to perform basic repairs of residential kitchen and laundry appliances.
  • Ability to perform basic plumbing-leaky faucets, plunging toilets, and clean up running toilets, repair tank contents, pulling and replacing toilets and caulking.
  • Have basic electrical skills-switches, plugs; cord splicing, ballasts and bulbs, circuit breaker testing, exhaust fans and light fixtures.
  • Working knowledge of basic carpentry and sheet rock repairs.
  • Working knowledge of carpet and flooring repairs.
  • Ability to rekey locks and cut keys.
  • General capability with the operation of mobile communication devices, including text and email.
  • Knowledge and ability to safely work with a variety of hand tools and powered equipment.

PHYSICAL REQUIREMENTS:
The working conditions described herein are representative of those that must be met by an employee to successfully perform the essential duties of this class. Work is performed outdoors. Outdoor work is required in the inspection of homes and for repair. Hand-eye coordination is necessary to, operate hand and power equipment. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, feel or operate objects, tools, or controls. The employee is frequently required to sit, talk and hear, climb and balance, stoop and crawl. The employee must occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. While performing the duties of this job, the employee occasionally works in outside weather conditions and high up on roofs. The employee occasionally works near moving mechanical parts. The noise level in the work environment is usually moderate to loud in the field.
