- Supervise and coordinate daily, monthly, quarterly and annual activities of multifamily property maintenance staff, ensuring efficiency and exceptional quality in all work performed.
- Assign work orders (track completion, and ensure timely and high-quality service delivery, in accordance with internal policies and procedures. Weekly quality control of 10% of all work orders will be performed, and reported to Construction Manager.
- Train and mentor maintenance staff, providing guidance on safety procedures, technical skills, software usage and ways to implement best practices.
- Ensure compliance with all safety protocols, building codes, and Winder Housing Authority policies.
- Perform and manage a variety of maintenance tasks—including HVAC services, electrical, plumbing, carpentry, general repairs, vacancy preparation, preventive maintenance, and related trades—by organizing assigned work orders to ensure all work is completed to code, meets company standards, and is closed within established WHA timelines and policies.
- Conduct vacancy inspections within 24 hours of turnover; assign work to staff or contractors; update SACS and distribute availability lists as required.
- Plan, prioritize, assign, and monitor maintenance work orders to ensure timely completion; evaluate and recommend work for outsourcing based on cost and resources.
- Conduct routine property inspections to identify potential maintenance issues and safety hazards, creating work orders for any deficiencies noted.
- Maintain accurate records of repairs, maintenance requests, materials used, and staff work hours.
- Coordinate with vendors for specialized repairs and maintenance projects in conjunction with Operations Manager and Construction Manager.
- Provide emergency on-call maintenance support as needed.
SUPERVISORY RESPONSIBILITIES
- Direct supervision is exercised over maintenance staff.
- Assigns work, monitors performance, and provides feedback.
- Assists in onboarding, evaluating, and training maintenance personnel.
