Maintenance Technician

Job Identification

Department: Maintenance

Category: Full-Time

Reports to: Maintenance Supervisor

Monday-Friday 7:30am-3:30pm

1 Rotating on call weekend per month

Starting Pay: $22.00-$25.00 per hour

6 Month probationary period

Purpose

The Maintenance Technician works for all Housing Authority properties and keeps all systems and equipment functioning properly. This position must be able to work independently with little to no supervision, set maintenance priorities, work well as a team, foresee maintenance and material requirements, recommend repairs, understand and work within budgetary constraints and compile and maintain accurate records and data. Tech must work courteously and effectively with staff and contractors. All properties that the Tech will work in are considered residents homes and should be treated with understanding, empathy and respect.

Working Conditions: The Maintenance Technician position floats at our scattered properties throughout Outagamie County with a work vehicle. Applicants must be able to lift to 50 lbs. and must be able to perform extended periods of manual labor and be able to withstand exposure to hot and cold weather.

Job Duties and Responsibilities

1. Restore vacant units to rent ready condition. Repair drywall, apply paint, varnish, stain and perform repairs and assist with cleaning duties based on unit condition.

2. Perform maintenance repairs in apartments.

3. Respond in a timely manner to maintenance work orders while following Housing Authority policies and procedures.

4. Understand HVAC systems and components while diagnosing and resolving issues as they arise with boilers, furnaces, ductless mini-splits and other systems.

5. Able to diagnose and repair electrical issues, install outlets, switches, fixtures, breakers and other electrical items as needed.

6. Able to diagnose and repair plumbing issues including water heaters, clogged drains, toilets, toilet repair, toilet replacement, fixture replacement, etc.

7. Diagnose and repair appliances such as refrigerators, ranges and dishwashers.

8. Maintain grounds. Perform duties such as weeding, mowing lawns, brush removal, tree trimming, tree removal, light landscaping, apply mulch and stone as well as lawn repair to maintain grounds in an orderly, neat and attractive condition.

9. Snow removal, ability to operate equipment to remove snow from sidewalks, parking lots and all entrances as necessary to provide safe and convenient access to and from buildings.

10. Properly store and use all gasoline, oil and other combustibles, chemicals, cleaners and pesticides in accordance with manufactures instructions and all governmental rules and regulations.

11. Inspect grounds, common areas and parking lots for cleanliness, care, upkeep and maintenance.

12. Other duties assigned by Maintenance Supervisor and Executive Director.

Job Requirements:

· Must have a valid driver’s license and have own vehicle for on-call.

· High school education is required. Trade or Technical school a plus. One to five years of working experience in building maintenance repair and or construction field.

· Must have knowledge of plumbing, HVAC, electrical, carpentry, building maintenance, snow removal, landscaping and safety to meet federal, state and local standards.

· Experience with Microsoft programs and phone applications are a plus.
