Zocalo Community Development is seeking a Maintenance Technician for our community in the Baker Neighborhood in Denver, CO. The position is Monday to Friday with on call.

The Maintenance Tech Job Description includes but is not limited to:

Conduct all business in accordance with company policies and procedures, OSHA, Fair Housing, Americans with Disabilities Act, and all other applicable laws pertaining to property management of apartment communities.

Resident Service:

  • Performs maintenance tasks and assists with non-routine property needs as requested by the Service Director.
  • Follows resident service request policy, completing requests within 24 hours or less. Will notify Service Director if any service requests are not able to be completed the same day.
  • Available for on call maintenance emergencies in accordance with schedule as determined by Service Director and Community Director.

Preventative Maintenance/Safety:

  • Maintains positive customer relations attitude.
  • Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
  • Must be aware of the condition of physical property throughout the building and immediately initiates action to correct unsafe conditions, e.g. broken gates, broken steps, open holes, broken/burnt out exterior lights.
  • Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, and apartment make ready status, work in progress, etc.
  • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis as directed by Service Director and Community Director. Inspects and maintains all tools in excellent condition.
  • Performs work area clean-up and safety related duties.

Community:

  • Participate as Zocalo’s representative in organizations such as Apartment Association, Ballpark Neighborhood Organization, Downtown Denver Partnership, Colorado Chapter of the United States Green Building Council and other groups in which Director of Operations believes there will be beneficial effect for the team member’s knowledge base and on the profitability of the property.

Knowledge and Skills

  • Working knowledge of principles of Sustainable Construction, energy efficiency, and requirements of LEED buildings. Becoming a LEED Associate should be a goal.
  • Working knowledge of computer software, photocopier, office equipment
  • Ability to meet deadlines
  • Highly organized, able to multi-task, make schedules, document events. Team player, even tempered, tactful, and appropriately assertive. Informs others of plans, actions, and follows through on commitments. Supportive of the company mission and the goals of the project.

Education and Experience

Position prefers at least one year of experience in property maintenance or equivalent field. For safety reasons, the position requires the ability to speak, read and write English fluently.

Equipment Requirement

Required to wear back support belt, goggles when working with specific equipment, masks and gloves and other safety equipment as tasks dictate.

Licenses

EPA certification Type I and II or Universal for refrigerant recycling must be obtained within 12 months of hire. Driver's License is required.

Equipment/Machinery and Tools: An associate in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:

Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.

Power Tools: Wrenches, grinders, sanders, drills, saws, etc.

User Mover Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.

Mechanical Equipment: Motors, pumps, refrigerant recovery equipment, compressors, blowers, electric and hand powered augers, etc.

Measuring Devises: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.

Physical Requirements

Stand and walk or sit alternatively depending on specific needs of the day. Estimate 66% to 100% of the time.

  • Have constant need (66% to 100% of the time) to perform the following physical activities: Climb Stairs – Service requests, make ready needs. Reach Above Shoulder – Perform routine maintenance/repairs, stock and remove equipment, parts, etc. Finger Dexterity – Handle tools and equipment, perform maintenance and repairs.
  • Lifting/Carrying (supplies, parts, ladders, etc.): Over 150 lbs. – Rare need, (less than 1% of the time); 75-150 lbs – Occasional need (1% to 33% of the time); 1-25 lbs. – Constant need (66% to 100% of the time). Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of the heaviest items include washers/dryers, refrigerators, A/C units and abandoned furniture, etc.
