Job Title: Facilities Maintenance Technician
Reports To: Director, Park Management
SUMMARY
Responsible for maintenance and minor repairs of Piedmont Park buildings and equipment.
WHO WE ARE
The Piedmont Park Conservancy is a donor-funded nonprofit organization working in partnership with the city of Atlanta to ensure Piedmont Park is an iconic park for all in Atlanta/metro Atlanta communities. The Conservancy makes Piedmont Park so much more than a greenspace; we provide an experience.
The Conservancy contributes to the Park’s beautification through detail-focused landscaping, volunteer projects and capital improvements. When visitors to the Park spend time at the Active Oval, dog parks, pool, EnviroVentures Camp, the event facilities and the Green Market they are seeing the results of just some of the areas we have focused our efforts.
We are looking for an experienced and passionate Park Facilities Technician to join our team.
A Typical Day as a Facilities Technician, you will troubleshoot and complete repairs in and around the buildings of the Park. Repairs may include; basic plumbing, light electrical, light HVAC, light carpentry, doors/locks, etc. Performs general maintenance and repair of equipment and buildings requiring practical skill and knowledge. Work involves a variety of the following duties: Replacing electrical receptacles, wires, switches, fixtures, and motors; using plaster or compound to patch minor holes and cracks in walls and ceilings; repairing or replacing faucets and toilets; painting structures; hanging doors and installing door locks; replacing broken window panes; and performing general maintenance on equipment and machinery to name a few.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
· Repairs and maintains company property and fixtures
· Fulfill repair requests promptly as assigned
· Performs general construction, repair, and installation tasks such as installing/repairing doors, locks, fences, and plumbing fixtures; assembling furniture or equipment; hanging pictures, blinds, handrails, and light fixtures; pulling cables; and moving furniture.
· Performs basic plumbing, electrical, HVAC, carpentry, masonry, landscaping, and other repairs
· Cleans and maintains equipment and tools; assists in cleaning and maintaining workshop area.
· Basic knowledge or willingness to learn about small engine maintenance and repair of blowers, mowers, weed eaters, and golf carts
· Maintains inventory levels of tools and materials, supplies; buys and picks up parts and supplies or equipment as needed.
· Assist with general & detail drywall patching and painting
· Repair, and/or removal, demolition of decks and small wood structures
· Pressure washing
· Immediate attention to areas posing risks to life safety of employees and visitors (fire alarms, trip hazards, etc.)
· May be requested to assist outside contractors and vendors as needed, including escorting and supervising vendors and contractors
· Utilize scissor lift to reach high places
· Monitors and replaces light bulbs and alarm batteries
· Assists with departmental and employee moves
· Hangs shelving, dry erase boards, signs, company branding, etc.
· Dismantles, install, assemble, and move furniture
· Transports goods or equipment though out facility as assigned
· Ability to use standard powered and non-powered tools
· Operate and maintain a variety of light and heavy equipment, and power tools relating to general maintenance, grounds maintenance and landscaping.
· Maintains a clean and orderly shop; picks up and disposes of refuge.
· Ability to prioritize and manage multi-functional tasks
· Ability to work effectively under pressure and against strict time constraints
· Provides training, guidance and direction to co-workers or volunteers on projects.
· Perform supervisory duties as assigned mostly related to third party vendors/contractors.
· Communicates effectively with co-workers and other employees concerning work orders, problems, questions, requests for assistance, and emergency situations.
· Communicates with supervisor any problems that arise; accepts supervisory instruction and direction.
· Plans and organizes daily work routine; establishes priorities for the completion of work in accordance with needs.
· Estimates expected time of completion of work assignments and establishes a personal schedule accordingly.
· Prepares checklist and performs routine preventative maintenance to buildings and equipment, as needed.
· Comfortable reading blueprints, drawings and diagrams.
· Receives various forms, work orders, invoices, reports, and other documents; completes, processes, and forwards as appropriate.
· Prepares/generates maintenance records, work reports, or other documentation; Reporting of any situation that might be potentially hazardous to supervisor.
· Provides assistance to other positions as needed.
· Substitutes for co-workers in temporary absence of same.
· Performs other miscellaneous job-related duties as assigned
· Maintain a professional image, which represents the philosophy of the Piedmont Park Conservancy with emphasis upon providing Park visitors with the highest level of customer service deemed possible.
SUPERVISORY RESPONSIBILITIES

QUALIFICATIONS, EDUCATION and/or EXPERIENCE
· High School Diploma or G.E.D.
· 3 years or more of full time experience performing general or facilities maintenance
· Must be able to utilize a PC and/or monitor to manage emails.
· Must be able to utilize work order system/software.
· Must be comfortable and able to work on a ladder and lift up to 20 feet.
· Must be able to lift 50 pounds.
· Must be able to work independently without direct supervision.

PHYSICAL DEMANDS
Performs physically demanding manual work lifting, pushing or pulling heavy objects and/or power equipment. Exposure to adverse weather conditions.
