Position Description
Title: Property Development Coordinator
Reports To: Director of Property Development
FLSA: Full-time, Exempt
Salary: $53,000-57,000 starting with a 5% increase upon successful completion of 90-day probationary period.
* This position is funded by a grant from the Principal Foundaton and is expected to be funded for the timeframe of 9/1/2024-8/30/2026.

Job Purpose/General Summary: The Property Development Coordinator will work collaboratively with the Director of Property Development and the Construction Manager to support the property development program. The Property Development Coordinator will be responsible for implementing processes related to scope of work, project estimates, procurement, compliance, budget, and cash flow.
Core Duties and Responsibilities:
Assist the Director of Property Development in the development of project management documents such as project budgets, project schedules, scope statements, and project plans
Acquire cost estimates on rehabilitation and new construction projects
Solicit bids from subcontractors, suppliers, and vendor in expediting estimates and proposals
Assist with creation of site plans and application for building permits
Execute project management administrative and bookkeeping tasks such as managing invoices, purchase orders and inventory reports, and draw requests, among other financial documents
Maintain project files and documentation relating to engineering, subcontracts, bid package records, plans, specifications, change orders, requests for information, as-built documents, lien waivers, Section 3 compliance, Build America Buy America, and other compliance and project-related materials
Assist with data collection and reporting for Federal, State, City and other construction funding sources
Develop and maintain strong relationships with local contractors and material suppliers
Participate in pre-bid and pre-construction meetings
Assist with on-site coordination of subcontractors and inspections
This position requires/prefers:
Experience as a construction project coordinator or similar role
Understanding of construction procedures and material and project management principles
Knowledge of building codes and regulations
Ability to read and interpret technical documents and drawings
Ability and willingness to work with, schedule, and manage subcontractors on the jobsite.
Excellent organizational and time-management skills
Outstanding communication and negotiation abilities
Excellent problem-solving ability
Ability to work in a fast-paced environment
Strong attention to detail
Ability to work independently and in a team environment
Analytical decision making, collaboration, and time management skills
Excellent verbal and written communications skills
Highly organized, able to balance multiple demands.
Familiarity with computer systems and phone applications including use of e-mail and MS Office suite. Ability to learn and utilize software or technology as required.
