Job Title: Senior Asset Management Officer

Location: Boston, MA (Hybrid)

Full-time

Massachusetts Housing Investment Corporation (MHIC) seeks a Senior Asset Management Officer to support its portfolio of products. The Senior Asset Management Officer is part of a cross-functional team to manage assets, portfolios, transactions, and organizations on behalf of its clients. Reporting to the Director of Asset Management, the Senior Asset Management Officer will play an important role in asset managing a diverse portfolio of Housing Tax Credit, Historic Tax Credit, New Markets Tax Credit,

Healthy Neighborhoods Equity Fund and other assets. The Senior Asset Management Officer demonstrates a superior level of asset management proficiency by being proactive, anticipating potential problems and instituting effective solutions.

Responsibilities:

  • Oversee property and investment performance for LIHTC, NMTC, and various other Loan and Equity assets for an assigned portfolio.
  • Implement strategies within portfolio to maximize performance and investor benefits and mitigate risk.
  • Manage the disbursement of capital to projects; monitor construction and lease- up progress and administer all matters of partnerships requiring investor servicer involvement.
  • Manage criticized assets and plans of action to effectuate improvement.
  • Manage quarterly and annual financial and tax reporting for portfolio assets.
  • Provide thorough reviews of project tax returns and audits and address issues through diligent follow up.
  • Oversee adherence to program compliance.
  • Conduct annual inspections of portfolio assets.
  • Provide effective input during project predevelopment and closing phases.
  • Monitor construction budgets and timelines and take proactive steps to support on-time and on-budget project deliveries.
  • Perform guarantor/borrower credit analysis.
  • Manage project dispositions within portfolio.
  • Manage reposition situations including refinancing, restructuring, general partner and/or management substitution, legal action, re-capitalization, and compliance resolution.
  • Develop and maintain sound relationships with stakeholders.
  • Participate in company policy, procedure, and systems improvements.
  • Mentor junior team members.
  • Perform other duties as requested.

This position requires a high level of asset management knowledge, sound judgment and independent decision making. The Senior Asset Management Officer regularly reports to the Director on progress and portfolio issues, and coordinates schedules and workload.

Qualifications:

  • Bachelor's degree with a concentration in real estate, finance, or business required. Graduate degree preferred.
  • Minimum 5 years’ experience in affordable multi-family real estate asset management.
  • Able to read, analyze, and interpret complex business documents including partnership agreements, loan documents, organizational documents, and regulatory agreements.
  • Strong financial acumen and knowledge of property analytics, budgets, and operational performance.
  • Ability to act in the capacity of a relationship manager, decision maker, and problem solver while utilizing robust financial analytics skills and proactive perspective.
  • Outstanding time management and organizational skills with an ability to multi- task, prioritize work, manage multiple deadlines, and track deliverables in a fast- paced environment.
  • High-energy self-starter that can work proactively with limited supervision.
  • Excellent organizational, analytical skills, and interpersonal skills and the ability to communicate effectively in person and in writing with colleagues and external partners.
  • Excellent computer skills and proficiency in financial analysis and spreadsheet modeling.
  • Ability to work well with others and thrive in a collaborative, team-based, dynamic environment, with a willingness to support team however and whenever needed to achieve team goals.
  • Flexibility and an ability to manage conflicting priorities.
  • Valid driver’s license for travel to site visits and meetings.
