FLEXSPACE is hiring a Senior Investment Analyst. The primary responsibility of the Senior Investment Analyst is to support the expansion of the Company’s reach into investment management and real estate services across the cold chain spectrum including ground-up development, operations, and asset management.

The Senior Investment Analyst will support the Company’s existing investment, development, and operational execution efforts by taking responsibility for preparing and reviewing financial models & analyses; compiling and presenting investment memoranda internally and externally; performing market research and interpreting data for both current and future identified markets; and supporting enterprise growth initiatives across multiple business lines through process implementation and organizational strategy as assigned and as necessary.

Employee’s primary duties will include, but are not limited to:

  • Conduct financial analyses of investment opportunities, including creating and maintaining detailed pro-forma and complex financial models.
  • Gather, compile, investigate, and analyze market data to identify potential investment, development, and operational opportunities.
  • Support management in on-going communications with capital partners and other key stakeholders related to proposed investment transactions and current investment performance.
  • Prepare materials for monthly and quarterly reporting to capital partners as well as prepare regular and ad-hoc reports for internal management and other key stakeholders.
  • Perform extensive market research, including but not limited to, new and existing comparable properties, cold storage operators, and key tenants in local, regional, and national markets.
  • Monitor trends across the industrial commercial real estate industry, specifically ground-up cold storage development and associated leasing activity for speculative and build-to-suit projects.
  • Work with general contractor and internal development team to manage the development budget and assist in the due diligence process for ground-up development opportunities.
  • Assist in coordinating construction draws, forecasting project budgets and cash flows, and managing project deliverables by working with accounting and development team.
  • Support development team’s communication with external vendors and consultants on a regular basis during all stages of the project to ensure project success.
  • Participate in special projects to support enterprise-level growth initiatives across multiple business lines.
  • Complete various financial, administrative, ad-hoc reports and analyses, and perform other duties as assigned or as necessary to support Company growth.



  • This position requires a Bachelor’s degree (B.A.), preferably in business, accounting, finance or real estate, from a four-year college or university or equivalent professional knowledge and/or work experience.


  • This position requires 2+ years of prior professional experience in an analytical role within commercial real estate investment and development, asset management, investment banking, private equity, or other related sectors.

  • Self-motivated and proactive, both with respect to managing workload and having the resourcefulness to figure out ‘difficult to find’ solutions, with a desire to understand the bigger picture and contribute to solving challenges.
  • Good organization skills with the ability to work effectively under pressure to meet deadlines.

Analytical / Modelling Skills

  • Proficient in Microsoft Excel and PowerPoint
  • Strong ability to analyze and present complex financial data in a clear, concise manner.
  • Competent in financial modelling, valuations and financial analysis.
  • Clear written and verbal communication skills; including the ability to prepare and explain financial data to business leaders and managers, team members, clients, internal and external key stakeholders and capital partners.
  • No certifications/licenses are required for this position.
