Position Description

The successful Property Manager for Dependable Storage is a cheerful person, who can firmly direct employees and customers through the leasing process and assure the highest customer satisfaction rating. This position will promote and sell services and products, provide excellent customer service, manage billing & collections, monitor security, and perform housekeeping and light maintenance maintaining the property appearance and operations. This position is a key contributor of Dependable Storage and frequently reports site conditions and success rates to senior management at Dependable Holdings as well as liaises and enforces company policy to the line level in the storage division.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform daily functions of running the self-storage facility in accordance with company standards
  • Understand the features and benefits of the facility and how to use each
  • Complete daily walk thru including lock checks and cleaning units as needed
  • Attend local civic group meetings as well as networking with other local Civic Organizations and local businesses
  • Make daily bank deposits and ensure accuracy of deposit information
  • Bring certificate's of mailing to Post Office for proof of letter being mailed
  • Change light bulbs, air conditioner filters, bleach concrete, etc.

Qualifications, Skills, and Requirements

  • Excellent Computer skills within a windows environment preferred. We use leading edge software to manage our units
  • Strong organizational ability-attention to detail & good record keeping are key
  • Great communications skills, both in person and on the phone- comfort communicating is “what sets us apart” In a way that leads to rental results
  • Self-Motivation is important as you make work alone for certain periods of time
  • Good writing skills-our customers communicate increasingly by email
  • Good with numbers, as you will deal with occupancy rates, discount strategies, etc.
  • Provide good Cleanliness and presentation
  • Customer service focus
  • English speaking and writing / comfort communicating in person and on the phone
  • Ability to explain laws governing storage
  • Self-motivation, can-do attitude, and solutions focus
  • Ability to analyze numbers such as occupancy rates, discount strategies, etc.

Physical Demands and Work Environment

Frequently lifts and transports objects up to 25 pounds. Constantly moves about facilities, to quality and inventory check. Sometimes, may be required to climb a ladder and stairs. Must use spatial reasoning skills to help orient clients and to assess needs.

Work conditions and temperature will vary by task. Jobs may take place inside buildings or outside.

Administrative & Legal Duties

  • Maintain accurate records for each customer including lease, addendums, correspondence
  • Communicate with customers and potential customers in a manner that is professional and in a fashion that limits the legal liability of the company
  • Keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines
  • Keep post auction paperwork labeled and filed for seven years
  • Use computers as designated for business use only
  • Be proficient at StorEdge, PTI Falcon, and StoreLogix
  • Prepare weekly and monthly reports accurately and submit in a timely fashion

Collections Duties

  • Perform required communications in accordance with company standards
  • Make collection calls and send reminder notices per company standards

Sales Duties

  • Meet or exceed net rental goal each month
  • Follow up on all internet, e-mail or call center leads, maintaining a 60% conversion ratio from lead to rental
  • Achieve and maintain occupancy and revenue goals each month, maximizing revenue by limiting concessions, discounts and waived late fees
  • Ensure phones are answered in a professional manner
  • Show a storage unit to every walk-in customer

Customer Service Expectations

Provide greater than expected customer service including:

  • Being polite and respectful, listening to customer’s needs, assess customer self-storage needs, make recommendations
  • Walk customers through the leasing process and agreements
  • Pride of ownership-our Property Manager will maintain their sites as if they own it
  • Stand when anyone enters the office
  • Escalate customer concerns as necessary, following up with customer

Marketing

  • Create and keep current a marketing log to track marketing activity
  • Effectively use company provided marketing materials to enhance marketing activities
  • Attend company approved or sponsored marketing events
