Job Opportunity: Illinois Licensed Home Inspector

We are seeking a detail-oriented and personable Illinois Licensed Home Inspector to help homebuyers make informed decisions through objective, high-quality evaluations of residential properties, in full compliance with the Illinois Home Inspector License Act.
Core Responsibilities
- Property Inspections: Conduct comprehensive visual inspections of residential structures, including foundations, framing, roofs, HVAC, plumbing, and electrical systems, in accordance with Illinois Standards of Practice.
- Detailed Reporting: Prepare and deliver clear, accurate inspection reports—often on-site or within 24 hours—using company-approved technology and software.
- Client Consultation: Explain findings to clients and real estate agents in a professional, easy-to-understand manner, answer questions, and highlight potential safety hazards.
- Safety & Compliance: Ensure all inspections meet state and local safety standards, identifying visible signs of water penetration, infestations, structural defects, or other issues.
Required Qualifications
- Licensure: issued by the Illinois Department of Financial and Professional Regulation (IDFPR).
- Insurance: Proof of required general liability insurance (minimum coverage typically $100,000–$300,000; company policy details provided upon hire).
- Physical Ability: Comfortable climbing ladders, walking on roofs, and entering confined spaces such as attics or crawl spaces.
- Valid Driver’s License: Clean driving record and reliable transportation for travel to various job sites throughout the Chicagoland area.
- Technology Proficiency: Ability to effectively use mobile apps, cameras, and report-generation software.
Preferred Qualifications
- Additional certifications such as Radon Measurement Technician, Mold Inspection/Assessment training, ASHI/InterNACHI membership, or BPI certifications (a plus, as we offer related services like radon testing, air quality assessments, energy audits, and more).
Compensation & Benefits
- Employment Structure: We are seeking a 1099 independent contractor who can benefit from Insight’s well-established reputation and client base, marketing initiatives, and business network
- Competitive Compensation: Based on experience, availability, and inspection throughput; typical annual range $45,000 - $100,000+ (with average around $68,000 and top earners exceeding $100,000, including potential performance-based bonuses).
- Professional Growth: Paid continuing education to maintain licensure, plus opportunities to expand into energy audits, radon, air quality, and other services.
