About Lake City Living :

Lake City Living is currently seeking a dedicated and experienced Maintenance Supervisor to oversee the maintenance operations of our residential community. As the Maintenance Supervisor, you will be responsible for ensuring the proper functioning and upkeep of all facilities, including common areas and individual residences. Your primary focus will be on managing renovations, make ready process, work orders for residents, preventive maintenance, timely repairs, and managing a team of maintenance personnel. The ideal candidate will have a strong background in maintenance operations, excellent leadership skills, and a commitment to providing a safe and well-maintained environment for our residents. 

Responsibilities: 

Supervise and lead a team of maintenance staff, providing guidance and support to ensure efficient and effective operations. 
Plan and execute preventive maintenance schedules for all community facilities, including plumbing, electrical, HVAC, and landscaping. 
Respond promptly to maintenance requests and emergencies, coordinating and overseeing repairs to ensure timely resolution. 
Conduct regular inspections of the property to identify maintenance needs and address them proactively. 
Manage the renovations process, work orders, make ready process, maintenance budgets, tracking expenses, and making recommendations for cost-effective solutions. 
Collaborate with vendors and contractors to obtain competitive quotes, oversee projects, and ensure quality workmanship. 
Maintain accurate records of maintenance activities, equipment inventory, and warranties. 
Implement and enforce safety protocols and standards to ensure a secure living environment for residents and staff. 
Train and develop maintenance staff, fostering a culture of accountability and excellence.

Qualifications: 

High school diploma or equivalent; additional education or certification in maintenance-related fields is a plus. 
Proven experience in maintenance management, preferably in a residential community setting. 
Strong technical knowledge in areas such as plumbing, electrical systems, HVAC, and general repairs.
Certifications to include: EPA certification, CPO, other NAA credentials.  
Leadership skills with the ability to motivate and manage a diverse maintenance team. 
Excellent problem-solving and decision-making abilities. 
Solid organizational and time-management skills. 
Familiarity with relevant regulations and safety standards. 
Availability to respond to emergencies outside of regular working hours.
