Position Summary

The Assistant Property Manager supports the Regional Manager in executing daily field operations across multiple properties. This is a hands-on, mobile role focused on inspections, compliance, coordination, and on-site property support. The position requires strong organization, reliability, and the ability to manage multiple responsibilities in a fast-paced environment.

Key Responsibilities

· Assist the department with day-to-day field operations and office-related tasks across assigned properties

· Post legal notices (3-day notices, change of terms, nuisance notices, etc.) in compliance with company policy and local regulations

· Support special projects, including property transitions, inspections, compliance initiatives, and operational improvements

· Conduct move-in and move-out inspections, documenting unit conditions with detailed notes and photos

· Perform routine property inspections to ensure compliance with company standards and identify maintenance or safety concerns

· Coordinate and meet with Section 8 inspectors, city officials, appraisers, insurance representatives, and vendors for required inspections

· Transport keys between properties to support leasing and maintenance operations

· Accept rent payments from residents and deliver funds securely to the corporate office in accordance with company procedures

· Follow up on inspection findings and communicate issues to the Regional Manager and maintenance team

· Support court-related tasks, including document delivery and attendance when required

· Maintain accurate documentation of all field activities and inspections

Field & Travel Requirements

· Travel daily between multiple properties, corporate office, courts, and other business-related locations

· Maintain a valid driver’s license, reliable transportation, and auto insurance

· Must be comfortable working in various environments, including occupied and vacant units

Technology & Compliance

· Install and maintain a company-approved mobile application on a personal smartphone for location tracking during business hours

· Utilize company systems (e.g., Yardi or equivalent) to document inspections, notes, and task completion

· Follow all company policies, safety procedures, and legal compliance requirements

Qualifications

· Previous experience in property management, maintenance coordination, or field operations preferred

· Strong organizational and time management skills

· Ability to work independently and manage multiple tasks with minimal supervision

· Professional communication skills when interacting with residents, vendors, and officials

· Detail-oriented with the ability to document and report findings accurately

Physical Requirements

· Ability to drive for extended periods throughout the workday

· Ability to walk multiple properties daily, including stairs, uneven surfaces, parking lots, and exterior grounds

· Ability to stand, bend, kneel, crouch, and climb stairs during inspections and field tasks

· Ability to lift, carry, and transport items weighing up to 25 pounds, including keys, files, notices, and small supplies

· Ability to enter confined or limited-access spaces when necessary for inspections

· Ability to work outdoors in varying weather conditions, including heat, cold, wind, and rain

· Ability to use a smartphone, tablet, camera, and computer for documentation and communication

· Ability to visually inspect units, common areas, and property conditions with attention to detail

· Ability to respond to urgent field matters that may require extended walking, movement, or schedule flexibility

Work Environment

· Primarily field-based with frequent driving

· Regular interaction with residents, vendors, and public agencies

· Combination of indoor and outdoor work environments

Reimbursement provided for gas and mileage.
